Met with the tenant of 10 years, Bobby. The unit
is in generally acceptable condition and meets
the minimum standards at this time. Several
maintenance items should be addressed,
including cabinet repairs, sealing bathroom walls
to prevent water intrusion, repairing or replacing
broken windows, and addressing exterior peeling
paint. Overall housekeeping is an opportunity.
Missing smoke detector was replaced and photo
provided.

Intrusion Two walls in the bathroom show signs
of water exposure and need to be properly
sealed to prevent moisture damage and mold
growth. Surfaces in the bathroom must be
