Approved 12.23.2025 Proposed Work The proposed project involves a modest, code-compliant residential addition and interior reconfiguration designed to improve functionality while maintaining the existing residential character of the property. The work includes: ● Reconfiguring and expanding interior living space to create separate and appropriate bathroom facilities, improving privacy for both homeowners and guests. ● Creating a dedicated laundry area, eliminating the need for temporary or inefficient solutions. ● Providing adequate storage space, reducing overcrowding and improving household organization. ● Expanding and reconfiguring the kitchen and living room areas to allow for safe circulation, improved functionality, and compliance with modern residential standards. ● Structural improvements including new foundation elements, framing, roofing, and utilities, all designed in accordance with the Massachusetts State Building Code and current energy efficiency requirements. ● The proposed footprint and layout have been carefully designed to minimize site disturbance, remain within allowable zoning constraints, and avoid unnecessary environmental impact. No change of use is proposed; the property will remain a single-family residential dwelling. Reason for the Work (Statement of Need) The primary purpose of this project is to address documented functional deficiencies within the existing home, not to increase density or intensify use of the property. Specifically: ● The lack of multiple bathrooms places an unreasonable burden on daily living and guest accommodation. ● The absence of laundry and storage space compromises the basic habitability and organization of the home. ● The undersized kitchen and living room do not meet contemporary residential standards for safety, accessibility, or functionality. Without these improvements, the home cannot reasonably support the needs of its occupants in a safe, functional, and dignified manner.
