On behalf of our client, Justin Wharton of Long Pond Holdings LLC, J.M. O'REILLY & ASSOCIATES, INC is
filing the attached Request for Determination of Applicability for the proposed sewage system upgrade
for the dwelling at the above referenced property.
The property abuts Long Pond in South Yarmouth and the proposed activity is within the 100-foot Buffer
Zone to the Inland Bank along the Pond's shoreline. The proposed work activity is on the street side of
the dwelling. The proposal includes the abandonment of two cesspools, currently serving the 3 bedroom
dwelling, with a new Title 5 sewage disposal system. There is no expansion of bedrooms or living space
with the project.
A representative from this office will be present at your January 15, 2026 meeting at 5:00 pm to further
review the proposal and to answer any questions the Commission may have. Prior to the meeting, if you
