Dear Commission Members,
On behalf of our clients, Paul &Nancy Gruz, J. M. O'REILLY AND ASSOCIATES, INC. hereby requests a
variance from PART 6, Buffer Zone Requirements of the Town of Yarmouth Wetland Protection
Regulations, for a Proposed Shed, Proposed Decks and Proposed Utilities within the 35 Foot Buffer Zone
to a Coastal Bank, Salt Marsh and within Land Subject to Coastal Storm Flowage (LSCSF).
The proposed project includes minor!chAnges to the site &dwelling, including the removal of
approximately 42 SF of structures and/or impervious areas, adds roof runoff drainage, sand nourishment,
beach grass plantings, mitigation plantings and invasive species removal. The positive changes and steps
to satisfy the pre existing Enforcement Order can allow the Yarmouth Conservation Commission to
approve the Variance(s) and issue an Order of Conditions.
We look forward to the Conservation Public Hearing set for January 15, 2026, to present the project.
