I, RAY ROY, of Yarmouth, Barnstable County, Massachusetts, for full consideration paid in the
amount of One Million Dollars and 00/100 ($1,000,000.00)
grant to SANDBAR HOLDINGS LLC of 518 Main Street, West Yarmouth, Barnstable County,
Massachusetts 02673
WITH QUITCLAIM COVENANTS
the land together with the buildings thereon situated at 540 Main Street (Route 28), West
Yarmouth, MA 02673, bounded and described as follows:
SOUTHERLY by Route 28 (State Highway) a distance of One Hundred Forty -Three and
97/100 (143.97) feet;
EASTERLY by land now or formerly of Raymond C. and Annie S. Osborne, for a
distance of Two Hundred Eighty Two and 71/100 (282.71) feet;
NORTHERLY by land now or formerly of Plymouth Theaters Corporation, a distance of
Eighty Two and 63/100 (82.63) feet; and
WESTERLY by land now or formerly of Plymouth Theaters Corporation, a distance of
Two Hundred Seventy and 88/100 (270.88) feet.
Containing 30,590 square feet more or less, as shown on plan of land entitled: Plan of Land in
West Yarmouth, Mass., for B & M Builders of Cape Cod, Inc., scale I" = 40', July 25, 1963,
Gerald A. Mercer & Co., Inc., Civil Engineers, South Yarmouth, Mass., which plan is duly
recorded in Barnstable County Registry of Deeds in Plan Book 178, Page 131.
Subject to any and all restrictions of record.
Together with all appurtenant rights and easements and together also with all of the grantor's
rights, title and interest in and to the land under that portion of the buildings situated on said
premises.
