Book 4744, Page 78, and as Document 376040, with an address of P.O. Box 183, South
Yarmouth, Massachusetts 02664
for consideration paid and in full consideration of One & 00/100 Dollar ($1.00),
grant to: BASS RIVER REALTY LLC, a Massachusetts limited liability company, with an
address of 113 Pleasant Street, South Yarmouth, MA 02664
with QUITCLAIM COVENANTS
the land, together with any buildings thereon, located at in Yarmouth (South), Barnstable
County, Massachusetts 02664, more particularly bounded and described as follows:

There is appurtenant to Lot 1, Plan 23614-A, a right of way over the Way shown on said plan,
for all purposes for which such ways are commonly used.
So much of said Lot 3, Plan 23614-B as is included within the limits of the Way shown on said
plan is subject to rights as set forth in a grant made by Peter M. Sykes to Arnold S. Durmer et al
dated May 16, 1952 duly recorded July 7, 1952 so far as the same is now in force and applicable.
William G. Rogers reserves, as appurtenant to Lot 1, Plan 23614-A, a right and easement to the
Way as shown on said plan for all purposes for which ways are commonly used.
Said land, Plan 29957-A, is subject to whatever rights may exist at date of original decree due to
the existence of the ditches approximately shown on said plan.
Said land, Plan 29957-A, is subject also to sand rights reserved in two deeds; one from Braddock
Matthews to William H. Hurst duly recorded on November 19, 1889 in Book 186, Page 264 and
the other from William H. Hurst to Manuel A. Grassie et al duly recorded on March 14, 1927 in
Book 444, Page 214.

A certain parcel of bog land situated in that part of Yarmouth, Barnstable County, Commonwealth of
Massachusetts, known as South Yarmouth and also known as Bass River, situated on Seine Pond,
also known as Swan Pond and Swan Lake, bounded and described as follows:
NORTHWESTERLY by said Swan Pond, about three hundred forty (340) feet;
NORTHEASTERLY by land formerly of Captain Lathrop Baker and now of
Nickinello Realty Corp. about six hundred thirty-five (635)
Feet; and
SOUTHERLY by land now or formerly of William Hurst and Annie Chase
about six hundred thirty-five (635) feet.
Containing 2.20 acres of land, more or less, or however otherwise said premises may be bounded,
measured, or described.
Said premises are shown as Parcel S-2 on Town of Yarmouth Assessors Map Sheet 35.
For title see Book 4744, Pages 85-89.
The grantors herby certify as follows:
1. We are the sole Trustees of the Nickinello Realty Trust at Bass River;
2. Said trust has not been altered, amended or revoked, except as noted on record, and is
still in full force and effect;
3. All of the beneficiaries of the Nickinello Realty Trust at Bass River are of full age and
legal capacity and none of the beneficiaries is a corporation;
4. We, as Trustees, have been directed by said beneficiaries to transfer the property at Off
Route 28, South Yarmouth, Massachusetts, for $1.00, the consideration recited in this
deed.
