See below my response in red. Some of these revisions I will need authorization from the clinet and will work on that, but as stated before it will not be before the hearing. We will
present the project and see if the commission approves with small revisions or if we continue the next hearing.
*
* Details on trees proposed for removal including DBH and species - The idea here was to preserve the trees, but in the event of them being disturbed during construction they will be
replaced. We can work on getting that information.
* disturbed area to be planted below wall- a seed mix or groundcover is needed, provide details - We can add this to the planting notes with ground cover / seed mix. Does the commission
have a preference on the seed mix?
* is it possible to bring in WLL on east side of the stairs to the edge of lawn? Maybe no need to disturb coastal bank on that side - We can work on tightening up the work limit.
* confirm that the work will relocate the coastal bank and show new CB location - The new proposed Top of Coastal Bank location can be shown.
* volume of fill needed - A rough volume can be calculated for the area between the existing and proposed wall can be calculated, but it will likely be minimal.
* When was the wall originally constructed? - The wall is likely original to the house and an afterthought judging by the location of the wall with the jog. As you had pointed out it
was not shown on the original house approval plan but was included in the stair/pier filing & COC. I will look again for additional information, but there is probably not much information
on it other than aerial photos.
* There is a note saying all work is within previously disturbed buffer zone- but some of the bank is proposed to be filled and all within riverfront area. Can you please remove this
note? - Under conservation notes it was to show that this area already has a wall and was historically disturbed / altered areas , but we can remove it if the commission wishes.
* alternatives analysis- why wasn’t replacing the wall in the same footprint explored? This would be a les impactful alternative that meets the same goal. - That is a good question.
The existing wall has a jog in it which makes it difficult to construct and a small pinch point for construction equipment to access around. The new wall will be a better wall, with
more structural stability providing better bank stability than what is there now.
* Was a vegetated buffer at the top of the wall considered? - We will look into this in the triangle area between the existing and proposal wall

Since this abutter won’t receive notification the requisite 10 days prior to the meeting, the Commission will not be able to hear any testimony for this project at the upcoming meeting.
If you mail them an abutter notification and submit the white slip to us by Thursday 2/5/2026 at noon, we will schedule it for the 2/19/2026 agenda.
