Dear Members of the Board,

On October 27, 2022, the ZBA granted to King's Way an amendment to its
Special Permit to remove the prior limitation on public play of the King's Way Golf
Course. As a condition for that relief, you required that we submit to an annual
review of the operation for each of the first three years of operation under its new
scope and contract. The third such annual review is scheduled for your meeting on
March 12, 2026. In advance of that hearing, I can report to you the following:
1. The new operations contract was entered into with Sterling Golf
Management for a three year contract running through the end of 2025,
King's Way has recently entered into a five year extension of their contract.
2. The 2025 season of operations resulted in a total number of "rounds" played
of 14,421. This was a decrease of approximately 10% over our previous year.
By way of contrast, we understand that the Town of Yarmouth golf courses
totaled over 97,000 rounds in the year, an increase of approximately 10%
over the prior year.
3. Of the "rounds" played at King's Way in 2025, approximately 77% of the
rounds were played by members of the public, with the rest by King's Way
residents/ members. In 2024, 73% of the rounds were played by the general

Over the prior year, the management of King's Way has not received any new
complaints involving parking or traffic associated with the golf course operations,
and no complaints from neighbors or residents regarding the golfers on the course.
In preparation for this hearing, I contacted the Yarmouth Police Department to ask
about any calls for service, reported problems with the golf course operations, or
traffic and parking issues. Their reply is attached hereto, indicating that there have
been no reported incidents over the past year.
The Special Permit decision recited that the annual review was for the purpose of
the Board's assessment of the impact of any increased public use on the facilities,
the neighborhood and the Town. We respectfully submit that there is no indication
that the site has proven unable to accommodate the additional public play or its
associated traffic, nor is there any indication that the operation has caused any
adverse effect on the neighborhood, Town or Town resources.
We appreciate the Board's decision to permit this flexibility in the operations of the
golf course and look forward to the continued stability of the course operations and
of King's Way. If you have any questions in advance of the hearing, please feel free

Location of Incident King's Way Golf
Nature of Request I represent Kings Way and will be appearing before the Zoning
Board on March 12 for an annual review of the golf course
operations. As you know the Golf Course was permitted
unlimited public play in a recent special permit decision by the
ZBA. For each year's review I have contacted you to find out if
there have been any problems that relate to the golf course
operations, including traffic issues, parking lot issues, or public
complaints within the past 12 months. Please let me know of
