QUITCLAIM DEED
Petro Realty Corp., a Massachusetts corporation with an address of 4 North Street, Hingham,
Massachusetts 02043,
for non -monetary consideration of less than one hundred dollars ($100.00),
grants to Station Petro Two, LLC, a Massachusetts limited liability company with a mailing address
of 4 North Street, Hingham, Massachusetts 02043,
with QUITCLAIM COVENANTS
The land together -with the buildings thereon, situated in Yarmouth (South Yarmouth), Barnstable
County, Massachusetts, containing 20,401 square feet of land, more or less, and being shown as
Lot'2 do plan of land entitled "Sub -Division Plan of Land in South Yarmouth; Mass," drawn by
Thomas E. Kelley, Surveyor, dated August 5, 1963, and recorded with the Barnstable County
Registry of Deeds in Plan Book 182, Page 87, more particularly bounded and described as follows:
NORTHWESTERLY by Lot 3, as shown on said plan, two hundred and 50/100 (200.50)
feet;
NORTHEASTERLY by Station Avenue, a County Way, as shown on said plan, one
hundred and 00/100 (100.00) feet;
SOUTHEASTERLY by Lot 1, as shown on said plan, two hundred and 54/100 (200.54)
feet; and
SOUTHWESTERLY by a strip of Lot 3 about i l feet in width, as shown on said plan,
one hundred three and 50/100 (103.50) feet.
Said premises are conveyed subject to and together with the benefit of all rights,
reservations, restrictions and easements of record, to the extent the same are in force and
applicable.

The Grantor covenants that this transfer of the Premises does not constitute a sale of all or
substantially all of the Grantor's assets in the Commonwealth ol' Massachusetts.
For Grantor's title, see deed dated October 9, 2019, and recorded with the Barnstable
County Registry of Deeds at Book 32372, Page 327.
This conveyance is made subject to all mortgages of record and, by accepting this Deed,
the Grantee assumes all duties and obligations of the Mortgagor set forth therein.
