QUITCLAIM DEED
Petro Realty Corp., a Massachusetts corporation with an address of 4 North Street, Hingham,
Massachusetts 02043,
for non -monetary consideration of less than one hundred dollars ($ 100.00),
grants to Station Petro One, LLC, a Massachusetts limited liability company with a mailing address
of 4 North Street, Hingham, Massachusetts 02043,
with QUITCLAIM COVENANTS
Tire certain parcel of real estate situate in the City of S. Yarmouth, County of Barnstable,
Massachusetts, more particularly described as follows:
Beginning at a county bound at a point of curvature in the southwesterly line of Station
Avenue at the northwesterly end of the curved intersection of Station Avenue and Dump Road
and running southeasterly to westerly in a curve to the right of radius fifteen and no/100 (15.00)
feet bounding northeasterly to southerly on the intersection of Station Avenue and Dump Road
thirty-five and 90/100 (35.90) feet to a county bound at a point of tangency; thence running S.
89°53'20" W. bounding southerly on Dump Road two hundred fifty-six and 57/100 (256.57) feet
to a point; thence turning an interior angle of 40°08'50" and running N. 41 °44'30" E. bounding
northwesterly on other land now or formerly of Edmund Fruean III two hundred and 54/100
(200.54) feet to the southwesterly line of Station Avenue; thence turning an interior angle of
88*59'55" and running S. 47°15'25" E. bounding northeasterly on Station Avenue one hundred
eighty-one and 39/100 (181.39) feet to the point of beginning.
The Grantor covenants that this transfer of the Premises does not constitute a sale of all or
substantially all of the Grantor's assets in the Commonwealth of Massachusetts.
For Grantor's title, see deed dated October 13, 2010, and recorded with the Barnstable County
Registry of Deeds at Book 24906, Page 266.

This conveyance is made subject to all mortgages of record and, by accepting this Deed, the
Grantee assumes all duties and obligations of the Mortgagor set Earth therein.
