The land, with the buildings thereon, situated in Yarmouth (West), Barnstable County,
Massachusetts, being shown as:
Being Lot 94 as shown on a plan of land entitled: "HYANNIS GARDENS, January 1926,
Cape Cod Investment Company, Cambridge, Mass. Scale 1 inch = 50 feet, Nelson Bearse,
Surveyor, Centerville, Massachusetts" said plan duly recorded in said Registry in Plan Book
16 Page 75.
The above described premises are conveyed together with a right of way over the
ways shown on said plan in common with all persons legally entitled thereto.
Subject to an easement in favor of Cape & Vineyard Electric Co. dated July 12, 1939
and recorded in said Registry in Book 555, Page 379. Subject to an easement in favor of Cape
& Vineyard Electric Co. et al dated April 4, 1949 and recorded in said Registry in Book 717,
Page 257. Subject to a water easement in favor of the Town of Yarmouth dated November 5,
1971 and recorded in said Registry in Book 1552, Page 184.
Subject to, and with the benefit of all rights, restrictions, easements, appurtenances,
reservations and rights of way of record, insofar as the same may be in force and applicable.
Grantor and his spouse hereby release any and all homestead rights to the within
premises, whether created by declaration or operation of law, and further state, under the
pains and penalties of perjury, that there are no other persons entitled to homestead rights to
the property being conveyed herein.
For title see deed to grantor dated Dec. 22, 2017 and recorded in the Barnstable
Registry of Deeds in Book 30996, Page 151.
