The property is located within Land Subjectto Coastal Storm Flowage (Zone AE, elev. = 11'; NAVD88). The existing ground elevations were established by a topographic survey using a NAVD 88 bench mark. The existing first floor elevation = 9.21'. The Site is developed with a four -bedroom single-family dwelling, and detached garage. According to Assessor's records, the dwelling was constructed in 1952. The existing Title 5 septic system is located in the back yard and consists of a 1500-gallon septic tank, pump chamber and leaching system. Hardscaping includes a paved driveway, patios and walkways. Project Description The Applicant proposes to construct an addition (312 SF +/-) on the back of the building. The addition will be constructed on a crawlspace (no cellar). The dwelling will remain four bedrooms. The proposed work will occurwithin existing lawn area. Upon completion of the work, all disturbed areas will be loamed and seeded with a drought -tolerant native grass mix. ("Harmony" low maintenance grass mix by Colonial Seed or approved equal) Construction Protocol Access to the work area will be from the existing driveway. All construction vehicles shall remain in the driveway. The existing septic system components shall be adequately protected to prevent damage by construction equipment. A mini -excavator or similar equipment shall excavate soil for the construction of the frost walls. If necessary, a steel plate shall be placed over the system components to provide access to the addition. A dumpster shall be placed in the driveway and it shall be provided with a suitable lid or cover to prevent wind-blown debris. All demolition debris shall be placed in dumpster or directly into trucks for removal from the site and proper disposal. Gutters and downspouts to drywells or crushed stone at the roof dripline shall be installed as necessary to contain roof runoff from the proposed addition. Upon completion of construction, all disturbed areas shall be loamed and seeded with a native grass mix ("Harmony" grass seed mixture by Colonial Seed or approved equal). Throughout construction, all debris shall be placed in a dumpster or other suitable container. The container shall be provided with a suitable lid or cover to prevent wind-blown debris. The site shall be cleaned of debris on a daily basis.
