Clara Properties LLC, a Massachusetts Limited Liability Corporation (See LLC Certificate
recorded as document number 1443117 filed with the Barnstable Registry of Deeds, Land
Court Division) as trustee of the 96 South Shore Drive Realty Trust, as evidenced by
Trustee Certificate recorded herewith of 24 Hager Street, Marlborough, MA 01752
WITH QUITCLAIM COVENANTS,
The land situate in Yarmouth, in the County of Barnstable and Commonwealth of
Massachusetts, together with the buildings thereon, bounded and described as follows:
SOUTHERLY by a Town Way by two lines measuring 30.87 feet and 84.06 feet;

approved by the Court, and filed in the Land Registration Office at Boston, a copy of a
portion of which is filed in Barnstable County Registry of Deeds in Land Registration
Book 7 Page 53 with Certificate of Title No.,1553, and said land is shown thereon as
Lots 1 and 3.

Said premises are conveyed subject to a Taking by the Town of Yarmouth dated
February 18,1941, registered in Barnstable Registry District as Document No.12,844.
Grantor hereby releases any and all homestead rights to the within premises, whether
created by declaration or operation of law, and further states under the pains and
penalties of perjury that there are no other individuals entitled to homestead rights to
the property being conveyed herein.
For Grantors' title see deed recorded in the Barnstable Land Court Registry as Document
No. 334155 (Certificate of Title No. 96270).
