Your client will need to apply for a Use and Occupancy permit for the change of use.When they are ready for their inspections and prior to opening,they should call right away for their inspection. Mark I have spoken with my client about your email. First,thank you for reviewing my submission and for taking the time to consider this proposal. Pursuant to you request,i would like to elaborate on the method to be used at the property: Agway of Cape cod has an open bay at their distribution center at 373 Whites Path. They need of a spot to show off outdoor furniture sets available for sale. They do not have enough space at their three retail locations to show off assembled outdoor furniture. They have booklets and pictures but it does not do the product justice. Customers want to see it assembled before committing to a large purchase like outdoor furniture. The open bay at 373 Whites Path gives them the space to do just that. Customers shopping at their three retail locations,who are interested in seeing furniture that they do not have assembled, would be directed to the 373 Whites Path warehouse to see and touch and feel the sets they are interested in. They would then be instructed to call or visit one of the three retail locations to place their order. I don't foresee having much foot traffic day to day. On the attached site plan, there are specific areas on the lot for parking spaces, 12 or so. I don't ever see the need for that many to be used at once. There will only ever be a maximum of 2-3 employees on site at any given time. Considering last year's furniture sales in all three stores, they are lucky if they sell 2-3 furniture sets on any given day. Which translates to maybe one or two customers visiting 373 Whites Path showroom at any given time to look at the furniture. Again, no furniture will be turned over to a customer on site. It will either be delivered to one of the 3 locations for pick up, or it will be delivered directly to the customer's property. Having been a contractor in a previous life, I would regularly send clients to plumbing supply houses, cabinet shops and millworks to pick fixtures, cabinets etc. I would then place the order and pay my bill in the monthly billing. This is my understanding this concept as the "wholesale" showroom model. The entity's you included in your packet dated Dec. 6, 2024, are not the first place the public would think of when considering bathroom fixtures for example. Big box stores are what typically comes to mind. The majority of sales at the sites mentioned are made to contractors. This email is not a denial of your proposal but a request for more detailed information. I do understand your points being made. The disconnect I am having is, the method I recall vs. your proposal. In this instance, the seller is directing clients to their site to view their offerings and selling items to the client. Very closely resembles retail. I am trying to get past that line of thinking. I am also certain that if a member of the public were to visit the other sites you indicated, the public would also be able to purchase goods. However, those sites are not the first place that comes to mind for the majority of people as big box stores or other shops that market to owners through advertisement are more frequently thought of. Do they have any idea of the volume they expect? Is there adequate parking for the anticipated volume? Looking forward to discussing further.
