Subject: Planner Report for ANR Plan #2936D
6 & 8 Miracle Way, Yarmouth Port, Assessor Map 125, Parcels 39.1 & 39.2
Please find attached Application Form A and ANR Plan #2936D submitted for the
Davenport Realty Trust for 6 & 8 Miracle Way, Yarmouth Port, MA, Assessor Map 125,
Parcels 39.1 & 39.2, located in the R40 Zoning District. These lots were created as part of
a Single-Family Cluster Subdivision Plan #2936D and houses have been constructed on
both lots. The ANR Plan adjusts the lot line between 6 & 8 Miracle Way to provide
adequate rear lot setback for 6 Miracle Way to the constructed building bulkhead. The
ANR Plan also includes a utility easement to accommodate future repairs/maintenance
associated with the septic system for 8 Miracle Way. The two lots remain conforming to
the cluster subdivision regulations.
The submission was complete and included the required fee, Form A, ANR Plan, and the
appropriate number of copies. The ANR Plan is entitled, “Approval Not Required Plan of
Land at 6 & 8 Miracle Way, Yarmouth, Massachusetts as surveyed and prepared for The
Davenport Companies”. The Plan was prepared by John M. O’Reilly, PLS, J.M. O’Reilly &
Associates Inc, and dated and stamped April 1, 2026.
This application was received on April 3, 2026, and a decision is required by April 23,
2026 to remain within the 21-day statutory requirements. This project has been placed on
the Planning Board Meeting Agenda for April 15, 2026.
Planner Suggestion: Recommend the Planning Board make a motion to endorse ANR
Plan #2936D prepared by J.M. O’Reilly & Associates, Inc., and dated April 1, 2026.
