The project consists primarily of interior improvements and limited exterior modifications intended to improve functionality and natural light for newlyweds Sam and Jackie Smith, who use the home as a year-round residence. Sam Smith is a military veteran and currently serves the as a firefighter for the Town of Yarmouth. Jackie teaches at a local childcare facility. The proposed improvements are intended to create a more functional and comfortable living environment that supports his family while allowing them to remain rooted in the community he serves. The design respects the simple massing, symmetry, and restrained detailing characteristic of Cape Cod architecture. Care has been taken to preserve the proportional balance of openings and to avoid introducing stylistic elements inconsistent with the home's original architectural vocabulary. Exterior changes are limited to the replacement and modest adjustment of select door and window openings, including two shallow boxed bay windows with minimal projection (approximately 6"). These elements are designed to remain subordinate to the primary facade and consistent in proportion, trim detail, and material character with the existing structure. The home is situated high on a gill at a dead-end street, with limited visibility from the public way and surrounding properties. No expansion of the building footprint, increase in ridge height, or alteration of the primary roof form is proposed. The intent of the project is to enhance livability and improve interior functionality while maintaining the architectural integrity and visual character of the residence and the historic district. The home is located on a hill at the end of a dead-end street with limited visibility from the public way. 2. The dwelling was constructed in 2000 and is in critical need of renovation. 3. Existing windows are single -pane wood units of varying types and proportions. 4. A permit has been issued for removal of an interior bearing wall and installation of a structural beam (no exterior structural alterations associated with that work). 5. The front faSade is elevated above street level and partially screened by landscape, particularly during summer months. 6. The rear yard Is set Into the hillside with limited visibility from surrounding properties. Demolition 1. Removal of existing ceiling drywall and attic ceiling joists in select areas. 2. Removal of exterior wall at existing porch, including one casement window and one existing metal door. 3. Removal of existing kitchen sink window. 4. No demolition will alter the overall building footprint, ridge height, roof pitch, or primary structural form. Proposed Construction 1. Construct new cathedral ceiling with collar ties within existing roof structure. No change to roof ridge height or exterior roof profile is proposed. 2. Create new opening from Family Room to Garage and install new door. This modification occurs within existing building envelope. 3. New front entrance door to serve as a service entrance.
