Minor exterior changes are proposed. Fencing off a portion of the existing parking lot to accommodate the necessary outdoor storage. No changes to the existing impervious area, building footprint, or gross floor area. Comments n Building: Use is a G1 in Table 202.5 Use is allowed in the AED but will require a SP in the APD overlay district. All construction to comply with 780 CMR. Certificate of Occupancy will be required. jS Planning: Seems like a good use for this vacant Fed Ex property. Recommend the chain link fence be black vinyl. Consider solid wood board fencing and gate along the east side facing Ansel Hallet. Relocate eastern fence limits to be outside of the parking lot planter island and coordinate fence locations with underground utilities. Retain all landscaping in planter islands and areas around the property including the storage area. Storage area must remain less than 40,000 sf. Design Review: Not present. Conservation: The proposed fence is within the 50' buffer to a wetland and requires an Administrative Review application (already submitted, currently under review) Engineering: Suggest cleaning, inspecting and repairing as needed existing stormwater system on site. "Wy Fire: Fire Dept. access per 527 CMR 1 Chapter 18, gate and storage of materials in parking lot must maintain access. Sprinkler system reviewed for proposed use, Fire Dept. Lock box to be updated, Signage for Fire Dept. Connection. alth: Septic design is for 56 employees 15 gpd 840 gpd of flow. A current title 5 inspection should be conducted. Health (Hazardous Materials) Toxic or hazardous materials storage exceeding 10 gallons requires a Board of Health license. Toxic or hazardous materials storage exceeding 20 gallons requires a Board of Health license and zoning relief from the Zoning Board of Appeals. Such relief is not guaranteed. The business must comply with Board of Health Regulation: Handling and Storage of Toxic or Hazardous Materials. Requirements of the regulation include, but are not limited to, 150%volume secondary containment of all toxic or hazardous materials. On April 1, the Health Dept. received 13 attachments by email from the project attorney. Those documents are under review, and the Health Dept. will respond concerning any additional information or clarification needed. Water/Wastewater: No Comments. Read & Received by Applicant(s) -/,
