Mr. Martin,
On behalf of the Applicant, Town Fair Tire, Bohler is pleased to provide submission materials to
support a Design Review Application in support of a proposed retail storefront at 474 and 484 Station
Avenue, South Yarmouth, MA; these lot(s) can otherwise be identified by the Town of Yarmouth
Assessing Department as Map 97, Lot(s) 22 and 23-C1. As coordinated with your office, the following
materials have been provided to the Town:
• Six (6) copies of the Cover Letter & Narrative;
• Six (6) copies of the completed Design Review Application;
• One (1) copy of the full size (24x36) Site Development Plan, dated February 25, 2026;
• Six (6) copies of the half size (11x17) Site Development Plan, dated February 25, 2026;
• One (1) copy of the full size (24x36) Boundary, Topographic & Utility Survey, prepared by
Control Point Associates, and dated February 6, 2026
• Six (6) copies of the half size (11x17) Boundary, Topographic & Utility Survey, prepared
by Control Point Associates, and dated February 6, 2026
• One (1) copy of the full size (24x36) “Floor Plan & Elevations”, dated January 22, 2026,
and revised through January 29, 2026.
• Six (6) copies of the half size (11x17) “Floor Plan & Elevations”, dated January 22, 2026,
and revised through January 29, 2026.
The site is an existing shopping plaza containing seven (7) different operational retail store fronts.
The parcel contains approximately 9.57± acres and is bound by existing commercial uses to the north, the
Cape Cod Rail Trail to the south, a wooded area to the east, and Station Avenue to the west.
The proposed development includes the construction of a new ±6,576 square foot Town Fair Tire
retail storefront along with associated parking, landscaping, and utilities to support its customer base in
the region. The site as designed, is proposed to capture and infiltrate the entire runoff from the roof using
a subsurface stormwater management system. In addition, enlarged landscape islands have also been
proposed to further reduce the impervious coverage on the site and to also enhance the overall
aesthetics of the shopping plaza. Architecturally, the building has been designed to be consistent with the
surrounding area and has considered and incorporated The Yarmouth Architectural and Site Design
Standards to the maximum extent feasible. Proposed signage is limited to the wall mounted “Town Fair
Tire” sign displayed on the Southwest face of the building which is critical to market the proposed use and
draw customers to the facility. Please refer to The Site Development Plans and The Floor Plan and
Elevations included in this application for more detail.
