QUITCLAIM DEED

I, JOHN AUKSHUNAS, a married person, of Lowell Massachusetts
for consideration paid, of Ten and 00/100 ($10.00) Dollars
grant to JOHN AUKSHUNAS, trustee of the JA Cape Realty Trust, a Nominee
Trust dated September 21, 2022 and having a Trustee's Certificate pursuant to
Massachusetts General Laws Chapter 184, Section 35, recorded herewith,
with QUITCLAIM COVENANTS
The land in South Yarmouth, Barnstable County, Massachusetts, with the buildings
and improvements thereon, bounded and described as follows:
Commencing at a point at the extreme Northerly point of the granted premises:
THENCE SOUTHEASTERLY by the land now or formerly of Ernest J.
Saccocia, sixty-five (65) feet to a point;
THENCE SOUTHWESTERLY by Lot 3C as shown on a plan of land
hereinafter mentioned, one hundred (100) feet to a point;
THENCE NORTHWESTERLY by Gardiner Lane, a forty foot way, sixty-five
(65) feet to a point;
THENCE NORTHEASTERLY by Lot 2B as shown on said plan, one hundred
(100) feet to the point of beginning.
Containing 6500 square feet of land, more or less, and being shown as Lot 3A on a
plan entitled "Plan of Land in South Yarmouth, Mass. For Elizabeth V. Gardiner,
Scale I" equals 40' dated January 1959 — Gerald A. Mercer & Co., Inc. Engineers,
West Yarmouth, Mass. Duly recorded in Barnstable County Registry of Deeds in
Plan Book 157, Page 27,
For my title reference see deed dated June 27, 2013 and recorded with the
Barnstable County Registry of Deeds Book 27561, Page 12_
PROPERTY ADDRESS: 10 Gardiner Lane, South Yarmouth, Massachusetts
The Grantor, under the penalties of perjury, hereby releases any right, title or interest
they may have acquired under Massachusetts General Laws, Chapter 188, commonly
known as the Massachusetts Homestead Act, and furthermore states that no other
person or entity has rights of homestead in the property herein conveyed.
A title examination was neither requested nor conducted for this conveyance.
