Work includes timber -frame erection, concrete piers, metal roofing system, structural connections, and all required hardware. All work will comply with MA State Building Code, engineering documents, and manufacturer specifications. 1. site Preparation & Layout • Confirm pavilion location and elevations with homeowner. • Establish accurate layout for the pavilion footprint. • Protect surrounding landscaping and structures during construction. • Mark and verify all pier centers prior to excavation. 2. Concrete Piers • Excavate and install (4) reinforced concrete piers sized 24" x 36" minimum, as shown in drawings. • Install rebar and forms per engineering specs. • Pour 3000 PSI concrete, vibrated and finished correctly. • Install stainless steel post bases or anchor plates per connection detail. • Allow curing time prior to timber loading. 3. Timber Frame Structural Assembly Materials: 8x8 Posts • 8x10 Bottom Chords • 8x10 Top Chords • 8x14 Ridge Beam • 800 Rafter Plates ' 60 0 Struts • 4x10 Knee Braces • 4x8 or 4x 10 Rafters (as per plans) Work Includes: • set all posts to exact height and alignment. 0 Install knee braces at all post -to -beam joints. • Assemble timber trusses including king post, top and bottom chords, struts, and housing joinery. • Install ridge beam with dovetail seating and peg connections. • All housings, tenons, and pegged joinery cut per engineering detail. Hardware & Connections: - 3/8" x 10" timber screws (typical) • Stainless steel post straps • 1"hardwood pegs • MSTA-36 brackets where specified • Structural timber joinery per provided detail sheets 4. Roof Framing - Install all 4x8 common rafters per spacing and layout. Attach rafters to ridge beam and rafter plate with specified hardware. • Install 2x T&G spruce roof decking over entire pavilion roof. S. Metal Roofing System (Updated) PLJ Carpentry will install a complete metal roofing system, replacing the shingle specification in the original plan. System Includes: Synthetic underlayment or high -temp ice/water shield • Drip edge and gable trim pieces • Full metal roofing installation (homeowner choice of): • Standing seam Metal Roof, or - Corrugated Metal Roof Panels (29-26 gauge) Color selected by homeowner from manufacturer's chart • Ridge cap installation with matching metal system • All closures, butyl tape, screws, and accessories included • Venting components if required for manufacturer warranty Notes: Metal roofing provides superior durability and longevity. • Panels cut and fit to exact roof measurements for clean finish. 6. Pavilion Finish Work • sand exposed timber surfaces where needed. • Apply timber protection oil/sealer or stain if included or supplied by homeowner. • Verify all joinery is clean, tight, and aligned. 7. Cleanup & Final Inspection • Remove debris, packaging, and scrap material from site. • Final walkthrough with homeowner for approval. • Coordinate building inspections for structural approval as required. 8. Exclusions (Unless Added by Change order) • Electrical wiring, lighting, outlets, or fans. • Pager or concrete flooring under pavilion. • Painting or staining unless included in price. • Additional engineering beyond plan set provided. • Landscaping or grading work outside pavilion footprint. 9. General Notes • Pavilion will be constructed exactly per engineering drawings provided. • Any additional structural requirements from the building inspector will be discussed prior to execution. Project Overview PLJ Carpentry will furnish all labor, materials, equipment, and expertise required to construct a 16 ft x 14 ft patio that seamlessly matches the existing patio's materials, pattern, color tone, layout, elevation, and finish. Work includes excavation, base preparation, installation, compaction, edge restraints, cleanup, and final detailing. 2. Site Preparation & Demolition • Conduct site evaluation to confirm grade, drainage, and tie-in points with existing patio. • Protect surrounding landscaping, siding, walkways, and structures. • Excavate the designated 16x14 area to the required depth based on existing patio structure (typically 7-10 inches depending on base system). • Remove and dispose of all soil, debris, and unwanted materials off -site in accordance with local regulations. 3. Base Preparation • Install a geotextile stabilization fabric (if applicable) over excavated area to prevent movement and improve longevity. • Supply and install 3--6 inches of compacted base material (crushed stone/processed gravel), patio's base composition. • Compact the base in multiple lifts using a plate compactor to achieve proper density. • Install a 1-inch layer of leveling sand or stone dust (depending on existing patio system). • Ensure proper slope (minimum 118" per foot) for drainage away from the house. 4. Patio Installation (Matching Existing Patio) • Install patio material to match: Same product type (paver, bluestone, brick, flagstone, etc.) • Same pattern/layout (running bond, herringbone, random, etc.) • Same joint spacing • Same color blend matching the existing • Cut stones/pavers as needed for clean perimeter fitting. • Ensure all elevations match the height of the existing patio for a smooth transition. • install polymeric sand or mortar joints to match original installation. • Compact and set the patio using a plate tamper with vibration pad to avoid surface damage. 5. Edging & Border work • Install matching edge restraints (PVC, aluminum, concrete haunch, or stone border) consistent with the existing patio. • Tie new edging securely into the existing patio's edge system to prevent movement or separation. 5. Finishing & Cleanup • Sweep and compact the entire patio surface to lock all joints. • Clean the work area thoroughly, removing all excess sand, dust, debris, and materials. • Final rinse/wash of patio surface (weather permitting). • Dispose of all construction debris off -site. 7.
