However, one outstanding item remains: the missing screen at the front door identified during the April 10, 2025 inspection. Screens are required on all exterior doors and windows from April 1 to October 31 per 105 CMR 410.540. Additionally, the property remains unregistered for the 2026 rental period. Good morning, I was under the impression that an inspection of the outside was completed a while ago. Please feel free to inspect the outside of the property and let me know what needs to be completed, if anything. The tenant has told me that the outside is cleaned up. We made a lot of updates before the summer, repainted the sides and fixed roof on shed and clearing the yard for insurance. The tenant is also in the process of looking for new housing. I understand the tenant situation has been difficult and appreciate your willingness to take corrective action. As noted in the Maintenance Order issued June 10, 2025, under 105 CMR 410.570 – Maintenance of Areas in a Sanitary and Safe Condition, the front and rear yards require significant cleanup. This includes removal of debris, tarped items, and any materials or refuse that may provide harborage for pests or create an unsafe or unsanitary condition. Before the order can be lifted, the following exterior items must be fully corrected: * Removal of all debris, broken materials, and discarded items from the front and rear yard. * Elimination of tarped or covered piles that may provide pest and/or rodent harborage. * Removal of items hanging in trees and stored against the house. Once these violations have been corrected, please contact me to schedule a reinspection. If the exterior areas are in compliance at that time, I will be able to lift the order. Please keep both Joe and me informed of your cleanup timeline so we can coordinate follow-up visits. Thank you for your continued cooperation in resolving this matter. In order to resolve the conservation issue at 71 Swan Lake Road, any trash (including tires and cinder blocks) in the wetland behind the house and in the back yard of the house will need to be removed. I have attached some photos for reference. If your tenant is uncooperative with allowing access to the back yard for cleanup, please let the conservation department know. Good afternoon I wanted to reach out to both of you regarding 71 Swan Lake Road. I have no heard from nor been able to reach Sarah Morse, my tenant at Swan Lake road, for a couple of weeks now. She has not paid this month's rent and has not responded to texts, which seem to not be going through. I have drafted and am going to serve her a notice to quit through the Sheriff's Department. Unfortunately, the eviction process is not an easy one, as I have helped handle them through my job as a paralegal. I am hoping that she cooperates with the notice and can be moved out by the date of the notice. I want to apologize for the issues with the property. Any correspondence that was not sent to my Longfellow Drive address was not received. I have paid for trash pickup for the property for years to avoid any trash piling at the property, I have tried to and coordinated to complete everything on Debra's list (to the capacity that she allowed access and cooperated with the access) and I am willing to have any junk or trash removal company come and clean up any issue if she has put anything into the wetlands that is part of the town's lot. I wanted to keep you apprized on what I have tried to set up and accomplish. Also, if there is any way that you may know that will help to have the process of eviction go smoother or quicker, please let me know as I would love to not have the process drag on because she has young children. Unfortunately, I have had a few personal things come up and had to travel several times this month. I am hoping to be home long enough now to look at this and handle it better.
