Design does not conform with 301.4 of the zoning bylaw as it relates to in lot trees and buffers. Modify plan or seek relief in the form of a variance. Pre-existing number of vehicle sales has been established at 60 per petition #2515. Increases in existing vehicles for sale beyond this amount requires further relief from the ZBA on the Station Ave. parcel. Dimensions do not appear to meet the bylaw requirement. If relief has been granted for number and size of spaces, please provide documentation or seek relief. Planning: It is good to see a local business expanding in Yarmouth. As some relief related to buffer plantings and in-lot trees will be needed, would prefer to direct funds to improve the streetscape rather than add buffer trees to the north/south ends of the lease area that abut wooded areas, and doubling up on in-lot trees within the new parking area (see attached Concept Sketch dated 6/16/26). 1. There are no trees, only sporadic shrubs, located within the existing buffer along Station Avenue. Recommend installing a minimum of 7 street trees (native species, min. 3" caliper) interspersed with shrubs, consider a split rail fence. 2. Site lighting along Station Avenue consists of utility poles with utilitarian flood style lighting with overhead wires. Recommend replacing the poles/fixtures along Station Ave and run electrical underground. 3. There are no in-lot trees in the existing parking lot. Recommend looking for areas to allow for installation of some in- lot trees/planting island in the existing parking area, especially as there will be less pressure to maximize parking with the proposed new spaces available. 4. Provide information on the height and style of the proposed light poles/fixtures, maximum height of 20'. 5. Existing parking lot spaces appear to have been reconfigured as compared to past site plans, with 101 parking spaces shown along with narrowing of the travel aisles at pinch points. The existing parking lot layout should be corrected to represent what is allowed for a car dealership with a maximum of 60 cars, or seek relief. 6. Zoning Requirements Table: It appears you are showing the existing/proposed conditions using the entire Town Parcel, rather than the allotted lease area which is very confusing and results in much lower impervious coverage percentages. 7. Any reductions in parking dimensions allowed based on the unique car dealership use should be revisited should other uses come to the site in the future. Design Review: Not present. Conservation: The proposed work is outside conservation jurisdiction. If site disturbance is greater than 1 acre, a stormwater management permit application will be required. Engineering: No comments Fi e:Sweep path analysis of the new and old parking lot is required to show fire dept access. The fire dept.would prefer a fire hydrant on the property and hydrant location to be determined.Final inspection will include driving a ladder truck through the property.Fire Dept.access and water supply as defined in 527 CMR 1 Chapter 18.Maintain 20 foot wide access road through parking lot. It appearing that notice of said hearing has been given by sending notice thereof to the petitioner and all those owners of property deemed by the Board to be affected thereby and that public notice of such hearing having been given by publication in The Yarmouth Sun on 8/30/89 and 9/6/89 the hearing was opened and held on the date first above written. Property located at off Station Avenue , South Yarmouth and Shown on Assessor's Map #86 Lot Ni . REASON FOR DECISION This is request to allow a 4 foot variance from the 35 ' height requirements of the Yarmouth Zoning ByLaw, to allow a height of 39 feet at the commercial access side of the proposed Transfer Station. The front Building Height has a minimum door height of 24 ' to allow for roll-off trucks to be fully raised while exiting building. The dimension requirements above door equals 15 ' : 3 ' Door Hood 6 ' Structural Beams 6' Roof Pitch The overall building height equals: 24 ' (door) plus 15 ' (Building Requirements ) these calculations make the maximum front building height 39 feet . The rear building height (at Rail Car Pit ) will be 54 feet. The rail car pit must accommodate the rail car and car cover hoist system, including structural framing for the hoist equipment . The rail car covers are to be suspended above the cars while the cars are being loaded. Covers are to be a minimum of 20 ' above the tipping floor elevation to
