Hi Guys,
We have our scheduled Design Review Committee meeting set for August 8th at 4PM in Room B for
251 Main Street. My comments are as follows:
1. Location of Parking in front rather than rear and side. This was something discussed in the
informal site plan review meeting and the applicant is seeking BOA relief. Hopefully, they will
discuss the reasoning for the location of the parking in more detail in their presentation.
2. Curb Cuts: Reduced curb cuts from two to one.
3. Provided adequate interior parking lot trees per 1 tree/8 spaces. Minimum 40 sf planting area
seems provided.
4. Buffer Strip: A 30” bermed/planted buffer strip is provided between Route 28 and the parking.
This will help to provide a visual screen for the cars and will help to define the street edge. Type
of retaining wall material and type of plantings need to be provided. Trees stated to be min. 3”
caliper every 20’, per the Layout/Landscape Sheet 2 of 4 (not the Development Plan).
5. Pedestrian spine from building to Route 28 provided. An elevated crossing and/or change in
material would be beneficial. Site encourages pedestrian use off Route 28. Benches shown at
front of building. Bike racks are desirable, but not shown.
6. No lighting plan, pole details, height or photometric plan provided.
7. No details on pole mounted sign or if any wall mounted signs are proposed.
