This project was reviewed by the Design Review Committee (DRC) in an advisory capacity on October 15, 2012 and by the Site Plan Review Committee (SPR) on October 16, 2012. This review was based on plans which included very limited landscaping along Route 28. Please find attached copies of the DR and SPR comments. In response to some of the review comments, the applicant engaged a landscape architect to develop more detailed landscaping plans along Route 28 to improve screening and define the street edge. The DR committee met on November 5, 2012 to review these revised plans. Due to unforeseen circumstances, a quorum was not available, but input was obtained from most of the DR members. The general consensus was that this is a significant improvement over the original landscaping plan, it will provide adequate screening and will enhance the streetscape. Briefly, the improved landscaping plan included:  Expansion and extension of the berm to allow for a 6’ high decorative fence (muted gray in color) to be located at the top of the 4’ high berm.  Decorative fencing will extend along the west side to the existing building and along the east side to the existing stockade fence.  A variety of plantings were proposed with varying colors and heights. These plantings are to be native and non-invasive.  Similar plantings are to be located in front of the motel building to the west to continue the streetscape.  A minimum of 20’ of landscaped buffer is to be provided between the decorative fence and the right-of-way. Please note that no lighting pole/fixture information or photometric plans were reviewed by the Design Review Committee nor Site Plan Review. Planning Division
