Design Review is mandatory on this project and short of the proposed dormers, not shown but agreed to in discussion with Kathy, there does not appear to be any attempt to improve the appearance of the two story building fronting on Route 28. The flat roof, the mismatched siding, the corner door which will eventually be in a bedroom, the lack of and the arrangement of windows on the west side all need to be addressed by the applicant and an architect. This property, situated on the corner of two streets is very visual and there has to more of an effort to bring the structure into compliance with the Standards. 2. Along with the three dormers suggested by the applicant on this long structure, I would suggest some variation along the long façade with the appearance of half beams set on the wall face at even intervals. 3. The attempt to maximize the apartment yield results in a parking layout that will be problematic for the tenants. 90 degree 9’x18’ stalls and a 20 foot aisle is not a workable design. The applicant should consider reducing the number of apartments, 45 degree parking stalls, and as Kathy suggested, one way traffic entering from the northerly curb cut and exiting from the southerly access.
