Hi Guys,
I have been having numerous conversations with Stu Bornstein recently regarding 31 Aaron’s Way. As you may recall
this is the 17,000 warehouse building that received a Hardship Exemption from the CCC. During the original CCC DRI
process, the Town provided Stu Bornstein with a great deal of support for his Hardship Exemption application based
partially on his agreement to undergo mandatory Design Review. The Design Review Committee required relatively
modest architectural elements on the building façade facing Aaron’s Way (shingles and vertical/horizontal trim boards)
and trellis details on the north elevation to help break up this large expanse of wall. Please see attached plans and DRC
comments.
Stu was looking for his occupancy permit but had not installed the trellises or the trim elements on the front
façade. After notifying Stu that he needed to complete the building architectural elements, he installed some trim
pieces on the front. Although not installed exactly as shown on the DRC plans, I think the front of the building is
acceptable and I do believe the trim pieces make a big visual difference. Refer to that attached photo. (Please note he
has work to do on the landscaping, so ignore the broken tree in the front ).
However, the “trellises” affixed to the north elevation are unacceptable and I have notified Stu of this issue. Please refer
to the attached photos, Building Elevation Plans and the DRC Comments from the April 14, 2014 meeting. Sect 3 under
Building Strategies clearly states:
"Trellises shall be cedar with trim wood along the edges with a gentle arch at the top. Trellis dimensions to be
10’ wide with the top of the arch being 2’ below the eave and the bottom of trellis starting at the bottom of
the steel."
What was affixed to the north side of the building does not reflect this requirement nor does it remotely match the
attached elevations provided to the DRC. Stu wants to come back to the DRC with some modification of the trellises he
attached to the north side. I have also spoken with the abutter Dr. Marasko multiple times and he indicated that he
respects the original design and sees no reason to modify it, and does not feel the reasons given by Stu Bornstein justify
any modifications.
Based on the fact that the Applicant agreed to mandatory Design Review in exchange for Town assistance in the CCC
process, the extensive relief already given by the DRC for the building, and the preference of the abutter, the DRC may
wish to have the applicant construct the trellises as shown on the DRC drawings (after submission of a shop
drawing). However, Stu wants to present his proposed modification to the “trellises” currently affixed to the
building. Can the DRC make a meeting for June 16th at 4 PM?
It should be noted we will also have another project to review on that day as well, so I’m looking for availability of the
group to meet on the 16th anyway.
