Hi Kieran,
Please find attached a sketch of concept ideas for your thoughts. Although I understand costs are a major consideration,
some further improvements will likely be necessary to allow for the change in use.
1. Route 28: As you are aware, there is a lot of pavement and disorganized parking along this street side. Per our
discussion, the two septic tanks cannot be changed to H‐20 loading without a pumping system due to the
shallow depth to groundwater in this area. In general, anything that better organizes the parking, reduces
pavement and screens the parking area will be beneficial. I have shown some short sections of picket fence to
hide the parking spaces. I think there is also an opportunity to remove some pavement in three areas and add
more green space and better define the parking/traffic patterns.
2. South Sea: I reduced the number of curb cuts to one and moved the parking further south which could give us 6
spaces while still only needing to replace one septic tank with H‐20 loading. This requires a smaller buffer area
of approximately 8’. To address this reduced buffer, 4’ picket fencing is shown to reduce the visual impacts of
the parking.
3. Howe Street: In my opinion, a minimum of 9’x18’ parking spaces need to be shown on the subject property
itself to be counted as on‐site parking. I think you can show this on the plan, regardless of whether someone
actually parks with the rear of their car within the ROW. I think the parallel space and perpendicular space
results in a pretty wide curb cut which I’d like to avoid.
4. East Side: There isn’t a whole lot that can be done on this side due to site various constraints including septic
tanks and the overall lack of space. It will be necessary to ensure that you can accommodate the fire truck and
meet YFD requirements once the parking and possible pavement reductions are taken into consideration. I’d
suggest this side be one‐way only (south to north) and you will need no parking signs on the fence to ensure
adequate fire lane (per previous YFD comments).
As stated in my previous e‐mail, it would be good to know the proposed improvements per the new property manager
including compliance with the Condo docs. Shutters on all the units facing Route 28 along with painting the front
facades in contrasting but coordinating colors will go a long way in improving the view from Route 28.
