Hi Guys,
Thanks for the plan. I know this is a difficult site and there are very limited funds, but there are a couple things that still
need to be addressed.
1. The eastern curb cut on Route 28 cannot be widened as shown. To get the fire engine around, it may impact
parking space 3B. Although 20 spaces is ideal, it may not be feasible on this site. Only 15 spaces are required by
the Bylaw.
2. More street trees are going to be required at the corner of Route 28 and Seaview Ave and along Seaview. There
is a rather nice existing tree at the corner of Seaview and Howes that should remain and can be considered a
street tree, which could eliminate one of the new trees in this area. Existing trees to remain need to be
identified so we know where the gaps are located.
3. Dumpster area needs some work. I would prefer to have it screened, located further away from the ROW and
behind a buffer area.
4. Extend sidewalk to new limits of western curb cut on Route 28.
We still need to deal with the buildings and general maintenance/clean‐up items. It sounds from Paul’s e‐mail that he is
working on some changes to the condo docs that might address these issues and allow for painting of the front facades
along Route 28 and possible addition of shutters, along with deferred maintenance on some of the units. The existing
Rules & Regulations already prevents placement of furniture or any other articles in the common areas. Using this
existing restriction, all the hay bales, gnome and “stuff” in front of unit 3 and elsewhere on the property should be
removed and noted on the plan.
For the DRC meeting, please bring a full size copy of the plan and photos of all the buildings facing any public way. Once
the condo document amendments have been accepted, building improvements will need to be discussed. The photos
will give the DRC an opportunity to weigh in on possible building improvements.
Full size plans should be submitted to Site Plan Review.

Attached please find the revised Site Plan for the Seaview Motel Condominium, along with the
Design Review Application. Please advise if you will need anything else before the
meeting. Please note that I have drafted Amendments to the Master Deed and Condominium
Trust, as well as to the Rules and Regulations, and they are being distributed to the Unit Owners
at this time. I have no authority to provide those at this time, but I will bring a copy with me on
Monday so you can see that we are making progress. Thanks.
