Hi Guys,
Please find attached the DRC submittal information for 1361 Route 28 scheduled for review on Tuesday November 4,
2014 at 4PM in Room A.
This project is a raze and replace of an existing structure with a similar size building and organization of the parking that
serves 1361 and 1363 Route 28. The building was greater than 75 years old and had to go before the Historical
Commission to determine if the building was significant and would require a formal Public Hearing and possible
Demolition Delay. The Historic Commission met on October 9, 2014 and deemed the building NOT significant. I did
garner some input from them on the building design as outlined in the attached summary of comments. I like the
building design and this aesthetically it will be a vast improvement over the existing building which is vacant.
Significant time was spent with the consultants on the site plan. As you can see from the existing conditions plans, it is
mostly pavement and is very small. The applicant wanted to keep 8 parking spaces. Relief will be needed from the ZBA
for many nonconformities, including for the parking space sizes. I really pushed for better organization of the parking
spaces and increased green space/plantings. DRC may want to talk about the possible elimination of at least some of
the chain link fence near Route 28. It was probably put up for security and to keep people from cutting across the back
of their lot, but looks bad from Route 28. It looks totally out of context. The existing wooden fence is also in terrible
condition but it is not highly visible from Route 28.
Hard copies are here in the office. See you all on Tuesday.
Thanks,
Kathy
