Hi Guys,
Please find attached the following information for the Tuesday March 3, 2015 DRC meeting:
1. Agenda for March 3, 2015:
2. 690, 698 & 706 Higgins Crowell Road DRC Application: Application includes the Application Form and Materials
Specification Sheet, the guard shack architectural plan and two site plans (Layout/Landscaping and
Grading/Utilities). This project also went through Informal Site Plan Review and I have attached the comments
for your review. They did make some site design changes such as moving the grading for the detention basins
outside the buffer area to retain large diameter trees, adding a shuttle shelter, and relocating the entrance to
avoid an existing utility pole. I would offer the following comments to the DRC:
Architectural Plan: Trim on the windows and doors should be wider and noted on the plan.
Landscaping Plan: Tree plant species are needed.
Lighting: Light poles, fixtures and height information was not provided and has been requested.
Fencing: It looks like they are proposing split rail fencing and not chain link, which is good. As
winter boat storage is proposed I was expecting some type of security fencing.
Shelter: The shelter/gathering area for the shuttle bus has been added per SPR comments, but
additional sidewalk area should be provided to accommodate a larger number of people waiting for
the shuttle. Based on the traffic patterns shown, it would be preferable for the shelter to be on the
right side to allow people to enter the shuttle without having to walk into the access drive or in front
of or behind the bus.
Signage: Two free standing signs are shown, without any design information which has been
requested.
2. Family Dollar: At this time I do not have any information on the proposed changes to the Family Dollar
building. I think they are trying to work up cost savings associated with various proposed changes. I believe
they are proposing building only changes and nothing to the site. I have requested all information in pdf form so
I can forward to you even while on vacation (19th thru 27th).
I believe everyone but Dick will be in attendance.
