Access:  The applicant needs to show truck turning movements on how the loading dock would be accessed and  how trucks would leave the site.  No trucks or vehicles of any kind (i.e. garbage truck) should be backing out into  Whites Path.    2. Buffers:  Underground utilities should not be allowed within the required buffer areas to allow for the planting  of trees in the buffer.  The two water mains in the 10’ buffer and the septic system within the 20’ buffer along  Whites Path should be relocated outside the buffer.  In addition, the construction of the building frost walls  within 10’ of the property line would definitely impact any existing trees in this buffer and proposed tree  planting should be shown on the landscape plan in this area (not just a generic note). Tree species need to be  identified.  3. In‐lot trees:  There are 23 parking spaces shown, which require 3 in‐lot trees.  None of the trees shown would  qualify as in‐lot trees as they are on the perimeter of the parking area, not within the parking area.    Building Comments:  I’m not sure what to say about the proposed building as it is very unattractive, is a rectangle with  no building modulation or variation in roof lines, is made mostly of metal siding with some brick veneer, and has 1:12  roof pitch.  I understand it is a warehouse, but the first 40’ is showroom which doesn’t need the roof height and could  be improved significantly by having a more traditional roof pitch and using traditional materials.  I personally am not a  fan of brick veneer and prefer a different type of stone veneer.  The applicant did not provide any cut‐sheets on the  proposed materials, which I have requested.     Thanks,  Kathy    ---------------------------------------- Kathy Williams, PE Yarmouth Town Planner 1146 Route 28 South Yarmouth, MA 02664-4492 (508) 398-2231 Ext 1276 kwilliams@yarmouth.ma.us
