Buffers:  The north side of the property has some gaps in the plantings and will need to be  supplemented.  The existing fence is in poor condition in some locations with sections missing and or  leaning.  These sections should be replaced.  Also, at least one additional tree should be planted in the  Blisscott Ave buffer.  (Please note in the attached aerial and plans that it looks like Blisscott Ave is actual on  the subject property.)  2. Pavement & Curb Cuts:  There are a total of three curb cuts, two are existing (off Angus and Route 28) with a  third proposed off Blisscott Ave.  Marie does not need the Route 28 curb cut, but wanted to keep it in case  future owners would want it.  Three curb cuts on such a small parcel is a lot and I would recommend the  elimination of the Route 28 curb cut if a new curb cut is provided off Bliscott Ave.  There is also a lot of  pavement on the site and wide curb cuts, but this appears to be required due to the turning radii of the  larger towing trucks.  However, the ZBA could conditions that these curb cuts to be reduced for other uses  that do not require this width.      The existing sign is going to be removed with no new sign proposed.    Thanks and have a great weekend!  Kathy      ---------------------------------------- Kathy Williams, PE 2 Yarmouth Town Planner 1146 Route 28 South Yarmouth, MA 02664-4492 (508) 398-2231 Ext 1276 kwilliams@yarmouth.ma.us
