Hi Guys,
Please find attached the Agenda for the September 1st DRC meeting. There are two agenda items, one for a new office
building at 22 Aarons Way and a discussion of the trellises at 33 Aarons Way.
22 Aarons Way:
Please find attached a DRC Application for 22 Aarons Way. Overall I think the plans look great and they have
incorporated previous Town Staff comments into the site design. I would offer the following comments for
consideration by the DRC:
Architectural Comments:
1. Building Mounted Lighting: Pack lights should not be used on the north or east elevations and should be
replaced with decorative light fixtures. Shoe box style site lighting is provided for the parking areas.
2. North Elevation: I think this elevation would benefit from a horizontal trim piece between the top of the
windows and the bottom of the cornice. Not a fan of the small windows on the east end of this elevation, but
this is where the bathrooms are located.
3. East Elevation (facing Aaron’s Way): It is unfortunate the elevation facing the public way does not include a
public entrance. As Unit 1 is essentially a 41x41 box, the DRC may want to suggest rotating this box to have the
entrance facing Aarons Way with the sidewalk extended to this front entrance. At a minimum, the horizontal
trim board and decorative light fixture on this elevation will help to make this elevation more interesting. Sara
may have some suggestions to spruce up this elevation.
Site Plan Comments:
1. Parking Layout: The two parking spaces at the very end of the lot need to be relocated parallel with the other
spaces. It is unsafe to exit these spaces as shown as it would require backing out until you get to the dumpster
area where you could turn around.
2. Landscaping: Would prefer another tree on the north side of the entrance to further screen the parking
area. All species need to be native. All landscaping should be shown on the site and not within the ROW.
3. In‐lot trees: Six in‐lot trees are shown. The plans indicate 8 are required, but only 5 are required (38 spaces
with one tree per every 8 spaces). The two trees at the end of the parking would not count as in‐lot trees
anyway. They could reduce the two trees in the single island to one tree, and still have the required five in‐lot
trees.
4. Emergency Fire: The need for this emergency fire access should be confirmed with the Fire Department during
SPR, but would prefer having this area remain undisturbed and vegetated.
5. Utilities: Utilities which are parallel to the buffer areas should not be located within the buffers as they impact
planting within the required landscaped buffers (the septic system is located within this front buffer area and
prevents the planting of a second tree in this area). There should also be 10’ of separation between the water
main and the underground infiltration.
2
6. Sign: The sign area should be limited to the 24 square feet allowed by the Bylaw. The sign submitted appears to
significantly exceed this limit.
33 Aarons Way:
Also attached is the letter from Stuart Bornstein agreeing to install the trellises. This letter was provided when he was
seeking the occupancy permit from the Building Department since Design Review is mandatory for this project as part of
the Cape Cod Commission DRI Hardship Exemption.
Thanks,
Kathy
