Subject:DRC Meeting - 550 & 554 Willow Street - 2 of 2 e-mails
Attachments:550 & 554 Willow Complete DRC Application w plans.pdf
Hi Guys,
Please find attached the DRC application for Arthur Luke for his property located at 550 & 554 Willow Street. There is an
existing 5,112 sf metal building on the property and he is proposing to add an additional 9,965 sf metal building. The
exact use is not stated on the plan or in the application, but based on discussions with Mr. Luke, sounds like vehicle
storage and warehousing. The attached site and architectural plans are rudimentary and I have notified Dan Ojala of
Down Cape Engineering of additional requirements (see comments below). Based on my review and site visit, I would
offer the following comments for consideration by the DRC:
Site Comments:
1. Parking: Need to show location of all parking (existing and proposed) noted in the parking calculations along
with the in‐lot trees (7 required per the calculations). These trees need to be dispersed throughout the interior
of the parking to meet zoning, including the amendments passed at 2015 ATM.
2. Truck Circulation: It looks like tractor trailer access is provided to the new building. Need to show truck turning
movements, especially as it relates to the identified parking areas.
3. Buffers: The southern end of the property is within the R40 Zoning District. Parking for more than 5 cars needs
to be screened with densely planted shrubs not less than 5’ in height with 75% evergreens. Fences may be part
of the screening, as approved by the SPR Team. It looks like there is a tree buffer to the north of the power lines
which isn’t shown on the plans and a chain link fence line. Although this existing vegetation is pretty substantial
now (during the summer), it is located within the 100’ right‐of‐way. The proposed screening may be better
suited along the northern edge of the utility easement.
4. Lighting: No information on lighting was provided. Building mounted lighting may be the only lighting
proposed. Have requested a cut sheet and location on the building.
5. Surface Material: Surface material of the parking/access area needs to be identified.
6. Loading Dock: The elevations and perspective do not seem to reflect the loading dock area shown on the site
plan. The proposed color of the metal roof needs to be identified.
7. Drainage: Additional details on the drainage will be required for SPR. Need confirmation that the drainage can
be located within the 100’ easement.
Building Comments: This is an almost 10,000 sf metal paneled building with no windows, a very shallow metal roof
(1/12 pitch), with large overhead doors with no windows. It would appear that there is 4’ of concrete foundation
exposed. Please note that the existing building will also be re‐skinned. This is hard one as DRC is only advisory, it is in
the B3 zoning district and the building is not visible from a public way. The main concern would be the residential
neighborhood to the south, but it would appear that these concerns could be addressed through adequate screening.
The DRC is scheduled for June 16th at 4PM in Room A. Please note that 31 Aarons Way will be heard first. Refer to my
previous e‐mail for submittal information.
Thanks,
Kathy
