Hi Dick,
As DRC Chair, I am looking for your input on whether or not the proposed changes outlined below to add exhaust
vents to the exterior of the building to vent the Kitchen Hoods would necessitate a DRC meeting. As you know,
mandatory compliance with the Design Review Committee (DRC) Design Standards is required for this to be a by‐
right project. They have made an effort to locate the approximately 8”x8” vents in unobtrusive locations and plan to
paint them to match the siding. I do not think this is a substantial change requiring DRC input but as a mandatory
compliance project, I wanted to get your input. I believe Mark Grylls also has a say as to whether this is a substantial
enough change to warrant review by the Trust.
Please let me know your thoughts.
Thanks,
Kathy

Subject: RE: YM ‐ kitchen hoods
Hi Kathy,
Following up on the below emails and our call yesterday. We’d like to replace the recirculating kitchen hoods with
vented hoods to meet both EnergyStar standards and the recommendations of StepOne / Resolution Architects, the
design and construction advisor for the financing parties (Town of Yarmouth, MA DHCD, Bank of America, and
Massachusetts Housing Partnership). The project architect, Khalsa Design, looked at the venting options through the
side walls and/or the roof and their preferred approach is to vent through the side walls. Khalsa Design were able to
locate areas that worked for venting while having very minimal impact to the exterior. Attached is an elevation
2
showing the proposed venting locations on the buildings. Could you review the sketch elevations and let us know if
this approach would be acceptable to the Town and if it would still need to go through the DRC?
Some notes:
There would be 4 vents on the ends of the buildings as shown on the attached sketch elevation. Building “B”
which is 3 stories would have 6 instead of 4. All other vents would be placed on the 5’‐0” indents along the
façade on side walls. No vents would be direct facing Route 28 or the long sides of buildings.
The Vents would penetrate the siding, not trim. Vents would be affixed to a cellular PVC plinth block,
roughly 5” x 5”. Both the plinth block and vent cover would be painted to match the siding color.
I will follow up with a cut sheet on the proposed vent cover.
Thank you for your consideration,
Rio

Hi Kathy,
Thank you for the information. Venting through the roof seems to be the best approach from a process perspective.
I will circle back with the design team and be in touch.

Hi Rio,
Mandatory compliance with the Design Review Committee (DRC) is required for this to be a by‐right project. If there
is the option of going through the roof and avoid impacts to the building facades, I would think the DRC would
prefer that option. Except for the end units, all the kitchens are located in the center of the building. If you want to
pursue vents out the side of the building, you would need to develop revised elevations showing the impacts to the
facades, cut sheets on the exterior vent and a DRC application (see attached) We would then schedule the meeting,
pending quorum. If venting through the roof is not visible, then they would not need to come back before the DRC.
Thanks,
Kathy

Hi Rio,
Yes – this would need a review by the Design Review Committee. Kathy Williams is your contact.

Hi Mary,
We’re looking at options to upgrade the kitchen hoods at Yarmouth Commons from recirculating range hoods to
venting range hoods. The venting hoods would need to be vented out to the exterior and I wasn’t sure if the Town
had any requirements against venting out the side versus the roof. Who do you think is the best person for me to
reach out to? Kathy Williams?
Thank you,
