QUITCLAIM DEED
KNOW ALL MEN BY THESE PRESENTS that We, PETER H. WARD and PATRICIA E.
WARD, Trustees of the Ward Family Trust u/t/d dated June 10, 2009, see Certificate of
Trust recorded with the Barnstable Registry of Deeds in Book 23863, Page 217, with an address
of 139 E. Joshua Court, Hernando, F134442,
for consideration paid and in full consideration of FIVE HUNDRED TWENTY-FIVE
THOUSAND and 00/100 Dollars ($525,000.00),
grant to ISABELLA M. MARINO, Individually, hereafter of 31 Pond Street, South Yarmouth,
MA 02664,
with QUITCLAIM COVENANTS
The land together with the buildings thereon situated in Yarmouth (South), Barnstable County,
Massachusetts, bounded and described as follows:
NORTHEASTERLY by Pond Street one hundred forty and four one -hundredths
(140.04) feet;

O NORTHWESTERLY by Lot 1 on a hereinafter mentioned plan one hundred ninety-one
and sixty-six one -hundredths (191.66) feet;
SOUTHWESTERLY by land of William Pearson one hundred thirty-eight and fifty-two
one -hundredths (138.52) feet; and
SOUTHEASTERLY by land of Marion G. Cusick one hundred ninety-three and
seventeen one -hundredths (193.17) feet.
Being Lot 2 on a plan of land dated April 17, 1981, and recorded with Barnstable Registry of
Deeds in Plan Book 352, Page 28.

The grantors herby certify as follows:
We are the sole Trustees of the Ward Family Trust u/d/t dated June 10, 2009;
2. Said trust has not been altered, amended or revoked and is still in full force and effect;
3. All of the beneficiaries of the Ward Family Trust u/d/t dated June 10, 2009 are of full age
and legal capacity and none of the beneficiaries is a corporation;
4. We, as Trustees, have been directed by said beneficiaries to transfer the property at 31
Pond Street, South Yarmouth, Massachusetts 02664 for $525,000.00, the consideration
recited in this deed.
We, Peter H. Ward, Trustee and Patricia E. Ward, Trustee, the Grantors named herein do hereby
voluntarily release all our rights of Homestead as set forth in M.G.L. Chapter 188, if any, and
there are no other persons entitled to any such rights.
For title see deed recorded in the Barnstable County Registry of Deeds in Book 23863, Page 219.
