The following building codes were used in conjunction with the loth Edition of the Massachusetts State Building Code — 780 CMR to generate pertinent design criteria: A p7a + f7F- ASCE 7-16 — Minimum Design Loads for Buildings and other Structuresfr I U Code 2021 Edition {IRC) International Residential National Design Specification for Wood Construction 2018 Edition (NDS) Design Criteria Design Gravity Snow/Live Load = 30 Ibs/ft2, Dead Load =12 psf Design Wind Load: Vult =140 mph; Exposure B Risk Category II *Wind loads exceed seismic loads and therefore govern the design Field observations identified the following conditions: AUG i o mg Old King's highway Historic District The new solar panels will impose an additional dead load of approximately 3 psf. Array #1 & #4 roofs consists of asphalt shingles over plywood sheathing supported by 2x10 rafters at 16" o.c. The rafters are sloped at a 36' pitch and have a maximum projected horizontal span of 18'-0"(±). Array #2 roof consists of asphalt shingles over plywood sheathing supported by 2x6 rafters at 16" o.c. The rafters are sloped at a 23° pitch and have a maximum projected horizontal span of 7'-0"(±). Array #3 consists of asphalt shingles over plywood sheathing supported by 2x8 rafters at 16" o.c. The rafters are sloped at a 10' pitch and have a maximum projected horizontal span of 12'-0'°(±). The framing is assumed to be Douglas Fir #2 graded or better. The calculations determined that the existing framing has adequate capacity to support the PV panels as shown in our PV panel layout plan with no structural upgrades required. I therefore certify that this installation complies with the applicable codes and is acceptable for approval. Please feel free to contact me if you have any questions or concerns. We also strive to set proper expectations about your solar energy system's expected performance and its effect on your future energy usage. Venture Solar uses the historical energy usage information made available by the customer to calculate the annual energy kilowatt-hour (kWh) needs and to design the most efficient System possible to reduce the energy needs from your utility provider within the bounds of any local rules and regulations. There may be adjustments to the estimated energy needs based on input from the customer such as, but not limited to, purchasing an electric vehicle, upgrading appliances, or a change to the number of people living in the home. Customer acknowledges that Venture determines historical and future energy needs to the best of its ability based on the information provided but makes no promises or guarantees related to how much energy the customer will use in the future. Estimated remaining energy needs from your utility provider are an estimate based on the energy usage in kWh displayed on this document. If your energy usage increases or decreases, it may affect the percentage of energy in kWh that is provided by your System and resulting utility bills. Customer acknowledges that utility rates fluctuate and will likely increase over time. If utility rates increase, the resulting remaining energy in kWh that the customer needs beyond what the System produces may cost more than originally presented in your proposal. For any avoidance of doubt, if the cost of power with your utility company increased by $0.05 per kWh and you needed 1,000 kWh annually beyond what your system energy system produced, you would pay approximately $50 more per year than expected at the time your proposal was calculated assuming no other changes in your utility billing structure or plan. Venture Solar includes an assumption of utility rate increases when we calculate your lifetime savings. Hello Lisa, Please include this letter to be read in the June 8th Meeting regarding Solar Panel -installation at 16 Church Street. J { tv Eh-, A Rvm Thanks for all of your help - AUG 1 0 2026 Mary Old Kind's Hi.31hway Historic District Dear Old Kings Highway Committee, .li1N 0 3 71126 Old I<ing's Highway Historic District In this thickly settled area of historic antiques, including a church at 17 Church with an interior that cannot be replicated, a solar applicant should take every measure possible to protect the area. Solar panels make fires more difficult to contain and would compromise neighboring buildings and The Commons considering the tree canopy. The solution is a ground array which does not pose fire issues and offers an improved containment ability protecting both fire fighters and neighboring buildings. There is more than ample room in the rear yard of 16 Church Street for a ground array. The argument against a ground array by Mr. Barnes is the area is used for two dogs. The area is large and a ground array could easily be fenced, similar to what is currently used to fence the dogs, or the array can be adjusted to be above the height of the dogs. Thank you for your review. Dear Lisa, Please forward this email and PDF of photos to The Old King's Highway Committee to be read and reviewed for the August 1 Oth meeting. Hourly photos demonstrating sun exposure will be forwarded under separate cover. Thank You. Dear Mr. Chairman and Members of the Committee, Please accept this formal submission and the attached photographs regarding the solar project at 16 Church, Yarmouth Port. As an immediate neighbor, I want to thank the committee for previously tabling this matter to evaluate a ground -mounted option. Under Massachusetts General Law Chapter 40A, Section 3, local committees retain full authority to guide solar placement to the ground when less -intrusive alternatives exist. We can take comfort knowing this framework is secure, as state proposals to limit historic oversight, such as Senate Bill 1289, explicitly failed to pass. To assist your deliberation tonight, I ask the committee to consider three critical factors: Contradictory Shade Claims: The applicant's shade report depicts a lot covered in giant tree canopies to claim the ground is unviable. However, the enclosed real estate images used to purchase this home, alongside time -stamped hourly photographs, directly conflict with this report. Because of this physical contradiction, I respectfully ask that the committee request a independent Comparative Solar Access Report verified by a physical, on -site SolarPathfinder survey, rather than relying on a remote desktop report that auto -generates oversized tree profiles. Year -Round Route 6A Visibility: While the revised layout shifts six roof panels, the placement remains highly visible from Route 6A during the fall, winter, and spring. Utilizing thick summer foliage to obscure a design creates a temporary visual blind spot, whereas our district protections apply twelve months a year. Approving a permanent roof installation based on temporary seasonal landscaping would set a highly damaging precedent for the entire district. Neighborhood Safety: Keeping panels entirely off the roof is a vital safety priority for our thickly settled antique homes and heavy canopies. As seen in the recent regional fire at Middl Massachusetts L.unenburg Middle -High School, Fire Chief Patrick Sullivan publicly warned 26-A0"Sf that rooftop arrays create severe containment obstacles because "you can shut off the feed into the building, but the solar panels are always giving off electricity if the sun's hitting it. " A split or partial rooftop footprint does nothing to mitigate this hazard, as even a 50 percent rooftop fire load introduces these exact same containment obstacles and fire -spread risks to the neighborhood. The photos demonstrate the property at 16 Church has ample driveway parking, full sun at the guesthouse/rear of the property and can successfully install a solar ground array. Because a full ground array is a safer, routine solution that completely honors both the owner's solar rights and our neighborhood's visual harmony, I respectfully request that the Committee consider these factors. RgRl M13 AUG 0 7 tors Old r• . , Highway Historic District 26~AO62 AUG 1 0 M6 AUG 0 7 702E View of the large east -facing roof from 6A and the Yarmouth Portibrary a Nr IO 4 .Ighway Historic District This new figure shows that the ro ohThis panel location can be clearly seen from the sidewalk of 6A. Hello Lisa, Thank you for submitting these hourly photos to The Committee. Best, Mary AUG 0 7 2026 Old K, ng ,, Highway August T, 2026 Historic District Regarding: Proposed Solar Array Installation at 16 Church Street, Yarmouth Port, Ma. Submitted By: Mary Robinson, Immediate Neighbor DOCUMENTATION CONTENT: PRELIMINARY HOURLY SOLAR EXPOSURE STUDY The attached photographs provide formal, objective documentation of the applicant's actual ground solar access. Please note: Due to current technical and time constraints, the corresponding electronic time -stamp data verifying each image will be submitted under separate cover to complete the public record. This visual record demonstrates: 100 Percent Sun Exposure: These images document that the rear yard receives unobstructed, full -day sun exposure tracking all the way to the back fence line, challenging the installer's remote software shade model. There is zero street visibility of a ground array in this area. Camera Depth Limitation: Because flat, two-dimensional photographs cannot visually film or convey exact ground depth perception, please note that the sun blankets a flat, rear -yard featuring a substantial 43-foot depth from the rear of the buildings to the fence line. Foliage Placement and Clearance: The visible foliage is located at the very back fence line. This perimeter landscaping sits outside the functional layout footprint and does not inhibit or shade a ground -mounted solar system. Hidden 32-Panel Paved Capacity: The separate sixty -foot flat paved area behind the guesthouse extending to the dog fence sits entirely hidden from public view and possesses the physical capacity to house a complete, premium 32-panel ground -mounted array. While utilizing this footprint shifts parking that is immediately adjacent to the guesthouse, ample 2 6 - A 0 6 2 parking capacity remains completely intact across the rest of the property, satisfying all town parking metrics without creating a site hardship. Preserved Utility and Safety: Utilizing these prime ground assets allows the applicant to maximize their solar efficiency while leaving the property's main driveway and turnaround space freely accessed. Note: While one-dimensional photography cannot visually film the exact ground depth, this 43-foot rear yard dimension can be verified by committee members during a physical inspection. Good Morning Lisa, Please submit this letter and timestamped photographs to the public record. I have submitted the photos in three emails. Thank you, Mary Robinson AUG 1 0 7026 Old King's Highway Date: August 10, 2026 Historic District Regarding: Proposed Solar Panels 16 Church Street, Yarmouth Port Submitted By: Mary Robinson, Immediate Neighbor To: Old King's Highway Regional Historic District Committee SUBMISSION OF OFFICIAL TIME -STAMP DATA TO COMPLETE HOURLY STUDY RECORD The attached documentation provides the official electronic time -stamp data to formally complete the preliminary hourly solar exposure photographs submitted earlier for this file. While flat, two-dimensional photographs cannot visually capture distance or depth perception, these verified images demonstrate that the rear yard receives 100 percent unobstructed, full -day sun exposure tracking all the way to the back fence line. Supplemental Facts for the Record: Ground Capacity & Public Invisibility: The property's physical layout features a flat, southeasterly 43-foot rear yard depth and a separate 60-foot flat paved area behind the guesthouse. All proposed ground layout areas sit entirely invisible to the public way, demonstrating that ground arrays can be housed out of sight with zero physical, visual, or parking hardships. 2 6 - A 0 6 2 <Za.2. « ° . . - . . ., y ®'l ram,-.. , C - - , - -i:\ / _ \* ` • , -- - / _ AP 41 ~ IL k - | 74 • / § hil tit '. y• r , \ ,-- 4F ,/Ar Ol: 4 .
