The existing property consists of a 15,000 ± square foot residential lot
improved with an existing two-story single-family dwelling. The property
includes a not paved driveway and maintained lawn areas and is located within
EEMA Flood Zone AE-11. A mapped wetland and associated 100-foot buffer
zone are located toward the rear portion of the property, as shown on the

The proposed work consists of the construction of a modest rear addition to the
existing residence. The addition will include a new laundry room, half bathroom,
exterior deck, French doors, an outdoor shower, relocation of one existing
window, and all associated site improvements, as shown on the enclosed
architectural and site plans.
Construction activities will include excavation for the new foundation, installation
of utilities, framing, and construction of the proposed addition and deck.
Excavated material will be temporarily stockpiled on --site during construction.
Any excess material will be removed from the property and disposed of at an
approved off -site location. Construction access will be from Massachusetts
Avenue using the existing driveway.
Appropriate erosion and sedimentation control measures, including hay bales
and/or slit fence as necessary, will be installed and maintained throughout
construction to prevent sediment from migrating toward the adjacent resource
area. Upon completion of the work, all disturbed areas will be restored,
stabilized, and landscaped.
The proposed work has been designed to minimize impacts to the adjacent
resource area and its associated buffer zone. No work is proposed within the
bordering vegetated wetland itself.
