We, Kevin P. Zile, Trustee and Robyn A. Zile, Trustee of the ROBYN'S NEST TRUST
under Declaration of Trust dated November 8, 2013 as evidenced by an Abstract of Trust
recorded herewith, of South Dennis, Massachusetts, for consideration paid, and in full
consideration of THREE HUNDRED SIXTY THOUSAND AND 00/100 Dollars (U.S.
$360,000.00) grant to Robert P. Pingeton, Jr. and Suzanne S.,Pingeton, Husband and Wife as
Tenants by the Entirety, of 146 Beacon Street, South Yarmouth, Massachusetts 02664 with
quitclaim covenants the following property in South Yarmouth, Barnstable County,
Massachusetts:
A certain parcel of land, together with the buildings thereon, situated in Yarmouth (South), Barnstable
County, Massachusetts being described as follows:
Being shown as LOT 152 on Land Court Plan 31209-G (Sheet 4)
The undersigned hereby certify and sign under the pains and penalties of perjury as follows:
The undersigned, Kevin P. Zile and Robyn A. Zile are the sole Trustee of the
ROBYN'S NEST TRUST, under Declaration of Trust dated November 8, 2013 as
evidenced by the Abstract of Trust registered herewith;
That the Trust is in full force and effect and has not been terminated, modified,
altered, amended or revoked;
The Beneficiaries are all of legal age, legally competent, and under no disability;
The undersigned has full power and authority and has been expressly directed by the
beneficiaries of the Trust to convey the premises known as 146 Beacon Street, South
Yarmouth, Massachusetts, to Robert P. Pingeton, Jr. and Suzanne S. Pingeton, for
consideration of $360,000.00 and to execute any and all documents and take whatever
steps are necessary to effectuate said conveyance.
The herein named Grantors waive and release any and all rights of homestead in said premises and
further state, under the pains and penalties ofperjury, that there are no other persons entitled to rights
of homestead in said premises.
