It is clear that given the size and layout of the new proposed structure that it is designed to be heavily occupied, presumably by a rental operation, Airbnb operation, etc., clientele. With a short driveway and one door garage as presented in its design, any resulting considerable number of cars parked streetside in that location on Little Dipper Lane will grossly impact Little Dipper Lane's two-way car traffic; and which is a mere 12 feet wide at the tight turn in the road just east and in close proximity to the property in question. The elevation of the proposed structure at 35', again grossly out of conformity with surrounding ranch and Cape style homes, and given the elevation of the tallest of which being less than half the height of the proposed structure, it will undoubtedly completely overshadow the abutting properties. If approved, this would create an absolute visual intrusion into those homes and properties surrounding the nonconforming structure, the privacy issue resulting should be apparent. Given the aforementioned issues we strongly recommend to the ZBA board that a denial of appeal #5250 be issued. We thank you in advance for your consideration, Bryant and Marianna Hill 43 Little Dipper Lane
