DECISION 5031: JDB 212 Mid -Tech Drive, LLC. Property Location: 200 Mid -Tech Drive, West
Yarmouth, MA. Map & Lot #: 84.12. Zoning District: B-3 & APD. Per condition #5 of Decision #5031,
dated October 6, 2023, the petitioner shall return to the Zoning Board of Appeals for a review, one year
after the installation of the trees.
Decision #5031 granted Special Permits related to constructing an 11,360 sq. ft. contractor bay building
with 11 units and 33 parking spaces. Decision #5031 included conditions requiring revisions to the
landscaping plan and appearing before the Board for a one-year review after the installation of the trees.
On October 19, 2023, the petitioner submitted a revised landscaping plan, dated October 6, 2023.
On August 8, 2025, the trees were installed at the property.
On August 13, 2026, the petitioner appeared before the Board for a review and again was represented by
Attorney John Kenney. The property owner, Jeffrey Bilezikian, also appeared at the hearing.
There were no public comments.
Two Board Members expressed concern that the front buffer lacked the density shown in the revised
landscaping plan submitted to the Board.
With agreement from Mr. Bilezikian to plant two more trees in the front buffer, a motion was made by
Mr. Panebianco and seconded by Mr. Scali that the Board was satisfied that the conditions of Decision
#5031 had been met and no further review was required for Decision #5031.
The members voted as follows: Mr. Martin -AYE; Mr. Scali-AYE; Mr. Panebianco-AYE; Chairman
Igoe -AYE. The motion was voted 4-0 in favor.
