BOARD OF APPEALS
We are writing, as part of the public comment process, to address the proposed plan for Muldoon Raze
and Replace at 28 Little Dipper Lane, South Yarmouth.
We object to the current replacement design proposal for the following reasons:
1. The size and style are incompatible with the character of the existing neighborhood houses in
the Little Dipper Lane and Briar Circle communities.
2. The proposed house is oversized for the size of the lot.
3. The proposed height infringes on the privacy of the neighboring back yards, and even more
with a higher new foundation. Existing two-story houses are compatible with neighboring
homes.
4. Homes which have been expanded on Briar Circle are compatible with neighboring homes due
to use of front and/or rear dormers -- rather than the high peak attic roof with widow walk
proposed.
5. The possible commercial use as a B&B would have a negative effect on the peace of the quiet
family neighborhood.
6. The existing houses are owner -occupied either year-round or seasonally with very few rentals.
7. The number of baths (5) implies the intent for large gatherings, if not occupancy. The narrow
street cannot accommodate parking for the implied multiple cars.
We respectfully request that the plan be modified to reflect the scale and style appropriate to the
neighborhood.
One of us hopes to attend the zoning meeting Sept 10, the other has to meet the Logan bus in Hyannis.
