HomeMy WebLinkAbout5250 28 Little Dipper Ln Letter of Opposition 20Fallon, Dolores Subject: 5250 - 28 Little Dipper Lane - Letter of Opposition From: Dan Stulck <dstulck@gmail.com> RECEIVED Sent: Thursday, September 10, 2026 3:46 PM To: Fallon, Dolores <dfallon@yarmouth.ma.us> SEP 10 2026 Subject: Note in Response to Petition 5250 To the Yarmouth Board of Approvals, Yr*f MC TM B2 °r' Regarding Petition 5250 scheduled for hearing on September 10, 2026 at 6pm and the request for a variance for side -setback relief. I am part-owner of 48 Little Dipper Lane in South Yarmouth. While I support home modernization and investment in our community, the scale of the proposed project seems out of character with the surrounding neighborhood. Our neighborhood consists primarily of modest one-story and small two-story homes. The proposed design aggressively maximizes the allowable building envelope by reaching the absolute maximum limit for both the roofline and the roof deck. Because the design already pushes the envelope to its legal limits, granting an additional exception for side setbacks would result in a structure that is significantly larger and more looming than any other home in the immediate area. The existing structure is a single -story home. A complete redevelopment of this scale should not be treated as a minor update. Furthermore, the applicant has stated that this multi -level expansion is intended to allow them to "age in place" and retire in the community. While that goal is admirable, a massive, multi -story structure appears ill -suited for aging in place and contradicts that stated purpose. Before any variances are granted, I respectfully request that the board require a clearer explanation of the design choices and architectural intent. The current proposal places an undue burden on the neighborhood's established character. Thank you for your time and your dedication to protecting our community. Sincerely, Dan Stulck
