Maplewood Trail, Ormond Beach, Florida 32174,
In consideration of FOUR HUNDRED AND EIGHTY THOUSAND
($480,000.00) DOLLARS, paid
grant to ION SAJIN, Trustee of 483 Route 28 Realty Trust, u/d/t dated
2023 and recorded herewith, of 2 Ernst Way, Harwich Port,
MA,, with QUITCLAIM COVENANTS, the land, together with the buildings
situated thereon and located in Yarmouth (West), Barnstable County,
Massachusetts, bounded and described as follows:
BEGINNING at the Highway Boundary Monument on the south side of State
Highway, Route 28, opposite Station 98+ 55.84, running thence S. V 11' 55" W.,
114.33 feet;
n} THENCE N. 84°40' 50" W., 108.40 feet;
THENCE N. T 19' 10" E., 109.00 feet to the south side of said Highway;
THENCE along the Southerly side of the said highway S. 8710' 50" E., 116.25
feet to the point or place of beginning.
Said premises are shown as Lot I on a plan of land entitled "Subdivision Plan of
Land in West YARMOUTH, Mass. for Om Singhal, Scale 1" = 40' April 16,
197313arnstable Survey Consultants, Inc. West Yarmouth, Mass.", which said plan
is recorded in Plan Book 271,Page 46.

Together with a right of way for ingress and egress in conjunction with others from
the said State highway over the 40 foot wide driveway known as Pierce Street,
adjoining the above premises on the West thereof, for all purposes for which public
ways are used in the town of Yarmouth.
Subject to the right to maintain and improve the water pipe line as now exists
extending across the above described parcel of land from the State Highway,
Route 28, to Lot 2 as shown on said plan, with the right in the grantees to relocate
said pipeline.
The above -described premises are conveyed subject to and with the benefit of all
easements, agreements, covenants, rights, rights of way, takings, restrictions, and
reservations of record, if any, to the extent that the sameare in full force and
effect.
The grantor named herein does hereby voluntarily release all rights of Homestead
as set forth in M. G. L. Chapter 188, if any, and states under penalties of perjury
that there are no other persons, beneficiaries or entities entitled to any such
homestead rights.
