Use requires modification to existing relief or new SP for the uses depicted on the plan.
Inflatable Park:
Cape Traveler motel consisted of several structures. The rear motel units were demolished in 2019. Parking was then
added without further review. The required buffer per section 301.4.4 and in lot trees per section 301.4.6 were not added
at the time that the new parking was created along the adjacent property. New parking for the proposed inflatable location
does not include in lot trees as required by 301.4.6. Vegetated buffer is required along the entire westerly property line
per 301.4.4 and 301.4.9. Install plantings or seek relief from these requirements via variance & or SP.
Entire site which consists of multiple lots is under the same management / ownership, however all lots shall comply with
301.4.9 and maintain 10' wide vegetated buffers between lots or seek relief in the alternative as it relates to both projects.
Salty's Site:
Appears to meet the standard of 301.4.9 regarding buffers at the southerly and easterly boundaries.
All work to comply with 780 CMR and appendant codes.

't—Pla___g: Great to see continued investment in the water park, adding to the fun activities in Yarmouth for all ages.
1. Proposed berm should be a minimum of 4' tall with sufficient flat top to include 6' fence, and plantings similar to the
existing berm including 3" caliper trees every 30'.
2. Location of the new berms and any new structures should take into consideration proposed easements and takings
associated with the MassDOT Route 28 Corridor Improvement project (see attached).
3. Larger/taller inflatable rides should be located further to the rear of the property.
4. Need a 10' buffer with buffer trees along the western property line or seek relief.
5. Parking lot to the left of the Inflatable Rides needs in -lot trees to break up the parking area, planting islands should
be a minimum of 5' wide, or seek relief.
6. Provide clear pedestrian routes to the new ticket booth for the inflatable rides.
7. Subsequent to the DRC meeting, the Applicant sent revised elevations and supplemental information on the
proposed materials. The picket board structure on top of the roof and the art/graphics on the walls have been
eliminated. Understanding that the Aloha Bay is meant as a fun, lively place, may want to consider lighter colors.
Design Review: See attached 9/18/26 Design Review Comment Sheet.
Conservation: Proposed work is outside conservation jurisdiction
Engineering:
• When available provide drainage calculations utility drawings with proposed contours, drainage structures
4L~ and cross sections.
—• Clean drainage that shall remain and inspect and repair as needed.
Fire: Access and water supply for fire dept. as per 527 CMR 1 Chapter 18, ambulance access to the new inflatable area is
a concern. Sweep path analysis for tower ladder, access gate labels

/e'althHatzardous Materials): On the Site Plan Review Application, the section titled, List ofAll Hazardous Materials
anuanies is blank. Please provide this information, including container sizes and delivery methods.
The Town of Yarmouth, Board of Health Regulation, Handling and Storage of Toxic or Hazardous Materials applies to this
proposal. The regulation includes but is not limited to 150% volume secondary containment of all toxic or hazardous
materials.
WLHealth: 435.02 (1) Swimming Pool Plan must comply with Massachusetts Swimming Pool Regulations 435.000, be
stamped by a Massachusetts Registered Professional Engineer or Registered Architect, and approved by the Health
Department.
f wanting to put in a restroom and design for connection to the new town sewer that would be fine. If a tight tank is in the
question until sewer connection is made a variance from the Board of Health will be needed.
WaterlWastewater: Are water or sewer connections still desired for the parcels west of the existing hotel? Please
confirm desired locations for water and sewer connections for entire property.
The proposed hydrant shall have a minimum 6-inch diameter water main and a valve should be located at Route 28 and
at approximately 6 feet from the hydrant itself. The proposed hydrant shall be the Town Standard Mueller hydrant. The
Owner should consider coordinating with the Wastewater Contract 5 contractor (Dig It) for installation of the required 6-
inch tee and gate as part of their water main installation, otherwise a separate MassDOT road opening permit will be
required.
