The issue with regards to bats in the interior portion of the school may be related to a small colony of large browns living in the brick walls, entering at the soffit/concrete gap. Minor bat droppings were found on the brick wall located adjacent to the wood line at the rear of the building located directly behind the gymnasium. I also identified windows with no screens that were open upon inspection, it is obvious but I am unsure if these windows are being left open throughout the night, it is important that these windows have screens installed or closed after hours. Large brown bats, which are most likely the problem bats you have, have passed the breeding season developing their pups into juveniles now flying regularly relying very little on the fully developed mother bat. Often these bats wander from roosting/nesting location and mistakenly enter areas not commonly visited like an open window or etc. Although juvenile large browns mistakenly enter areas not commonly frequented, they normally will not wander to far from a nesting/roosting location and it is believed they are using the school as that roosting structure. I would suggest another immediate inspection of the interior portions of the building to help identify where and if the bats are gaining access at a roof tile dropping down into a particular class room. I would ask that this visit we meet with whoever may show us the bat occurrence locations. On this service visit we will also be prepared to repair or seal any interior gaps necessary to help minimize or stop bat entry. IN order to resolve the bat issues at The Mattacheese School we would install one way exit valves at all active entry points to allow bat egress. We would then seal all potential secondary entry points to prevent re-entry at any point of the roofline, soffit, window frames and etc. The treatment would consist of caulking, screening and flashing all gaps that would allow for bat roosting within the walls or ceilings of the school. It excludes window screen and chimney cap installation. Also identified were bird nesting and entry at many locations of the schools perimeter. We will screen all ledge tops for prevention of bird activity and guard all exhaust vents for bird 1 prevention. All areas of exterior droppings will be cleaned and disinfected for bacteria and bird mites. This project would take approximately 1 week for completion and require 1 rough terrain boom lift to access all rooflines in question. All work will carry a 3 year warranty against bat roosting or colonizing within the structure of the school. If any additional construction projects are to be done within the warranty period we would ask to be notified of such events in order to ensure the areas are not left open to new bat activity. We will return to inspect each event as needed at an additional cost to be determined dependent on location of service. We will return in mid-fall of the season services(2014)to remove all one way doors, seal entry points and inspect work Scope of work • Install one way doors at all active or potentially active entry points to evict bats from building. • Seal all possible secondary entry points accessible at rooflines(excluding ridge)and soffits to prevent bat re-entry. • Work in coordination with the roof company to work off scaffolding in place on the corresponding side of the structure. • Return to remove all one-way doors, seal areas and inspect roofline work and bat activity in mid fall(2014).
