Request for Review of Revised Second-Floor Configuration
Dear Mark:
On behalf of United Gas,we request your review of a limited revision to the second-floor configuration shown on the site
plan previously submitted and approved under the project's special permit.The revision would slightly increase the
existing side-yard setback nonconformity to provide a more practical structural arrangement and weatherproofmg detail.
The project includes a second level above the existing commercial building and a new rear addition. Our proposed
structural approach places new supporting columns outside the existing building footprint, allowing the new loads to be
carried on new foundations rather than relying on the existing foundation,whose construction and capacity have not been
established.
The previously submitted plan pulled the second-floor cantilever back approximately two feet at the affected portion of
the building to avoid increasing the setback nonconformity. As we have developed the structural layout,this offset creates
complicated connections between the new and existing construction, along with difficult flashing and waterproofing
conditions.
We therefore propose extending the second-floor edge through this offset,as shown on the enclosed revised sketch.This
adjustment would simplify the framing and exterior enclosure,provide more reliable weatherproofing,and better
coordinate the second level with the rear addition. The revision is limited to the area needed to resolve these construction
conditions.
Given the limited extent of the change and the absence of neighboring buildings in close proximity to the affected area,
we believe the revision would have minimal visual or physical impact and would not be substantially more detrimental to
the neighborhood than the approved configuration.
Please advise whether this revision may be accepted within the existing approval or whether an amendment to the special
permit or other zoning review is required. We would be happy to meet with you and provide a fully dimensioned revised
site plan and supporting architectural details.
