I tried reaching you by phone without any luck. I have reviewed this plan and my research indicates the
drainage easement that runs along the southerly side line contains drainage that ultimately drains into the
wetland two streets over. We have a local regulation setback that requires a 100' separation between leach
facilities and drainage that empties into wetlands.
You have two options:
1. Formal review before the BOH for the existing design. Next hearing dates are Dec. 1 and Dec. 15.
2. Relocate the leach field a minimum 70' away from the drainage easement, list the variance on the plan,
and it will be approved in-house. That side of the lot is lower and may create some retaining issues
requiring a wall if you aren't able to regrade at a 3:1 slope and still maintain a 5' swale along the
property lines.
The variance applications are available online, however, please notify our office if you will be filing formally with
the BOH. Also, additional changes on the plan to make include: 1. Soil removal note should remove unsuitable
soils down through C2 to the C3 horizon in order to remove the bog iron 2. Septic tank should be labelled
waterproof 3. List the drainage/wetland setback variance if you are unable to meet the minimum 100' setback.
